What stair relocation means

It is more than moving a staircase.

Stair relocation means physically changing where a staircase sits in the floor plan, changing its direction, or rebuilding it in a completely new location. In Philadelphia-area homes, that usually affects far more than the stair itself.

Many staircases sit beside load-bearing walls or within a floor system that has evolved through additions, older repairs, and renovations. Moving the stair may require removing or reinforcing walls, transferring loads through a new beam, creating a new floor opening, closing the old opening, and rebuilding the stair from the framing up.

That is why NK Construction & Design approaches every relocation as a structural renovation project first. The objective is not just a better layout. It is a safe, fully documented transformation that works for the way you want to live in the home.

In older Philadelphia homes, a staircase is often tied directly into the building’s load path. Before it can move, the structure around it must be understood, supported, and rebuilt correctly.

Why it is complex

Six systems have to work together.

Every relocation is different, but each requires a sequence that protects the structure while creating a better floor plan. These are the key conditions NK evaluates before construction begins.

01

Structural assessment

We identify framing type, load-bearing walls, joist direction, existing support conditions, and constraints created by the age and construction of the home.

02

Load path redesign

When a wall or stair support is removed, the load must be redirected safely through the correct LVL, steel, or engineered beam and down to suitable supports.

03

Floor opening work

A new stair opening requires careful joist and header work. The original opening must also be properly framed, reinforced, and closed.

04

Permit coordination

Structural stair changes typically require plans, permits, and inspections. NK coordinates the paperwork and construction sequence around local requirements.

05

New stair system

Stringers, treads, risers, handrails, and landings must be designed and built for the new location, code requirements, and finish standard of the project.

06

Mechanical coordination

Stair relocation can reveal or conflict with plumbing, HVAC, and electrical runs. Those systems need to be reconciled before finishes close the work back in.

How we work

From walkthrough to final inspection.

Our process is built for clarity: understand the structure first, define the scope, then complete the work with the documentation and communication a major home change deserves.

  1. 1

    Structural walkthrough

We review the existing stair, floor plan, framing conditions, likely load-bearing elements, and the goals behind the relocation.

  2. 2

    Scope and estimate

You receive a clear written scope covering structural work, stair construction, finishing, permits, and trade coordination.

  3. 3

    Engineering and permits

Where required, we coordinate structural drawings and manage the permit process before structural work begins.

  4. 4

    Structural build

Temporary support is installed, walls and openings are modified, beams and framing are completed, and the new load path is secured.

  5. 5

    Stair build and close-out

The new stair is built, mechanicals are reconciled, finishes are completed, and inspections are coordinated through final sign-off.

Making room for a more functional second floor

The original staircase blocked plans for a new bathroom beside a second-floor bedroom. To create the required space, the existing stair had to be removed and a new staircase built several feet away in a different part of the floor plan.

NK Construction & Design closed the original opening, created a new structural opening, and installed the supports needed to carry the revised load path down through the home. After the opening was framed and the structure was prepared, a new on-site stair system was built for the relocated position.

Engineering plans and Township permits were completed before structural work began. The result was a cleaner layout, a better-functioning upper floor, and a finished stair system designed to serve the home for years to come.

Where we work

Philadelphia homes, Main Line properties, and surrounding suburbs.

From narrow rowhomes to larger suburban properties, the structural approach changes with the architecture. NK works across the region with the same emphasis on sound planning and careful execution.

Why homeowners choose NK

Structural first. Every time.

Stair relocation sits at the intersection of structure, permits, code compliance, and finish craftsmanship. Homeowners choose NK Construction & Design because they want one accountable team to understand the full project — not just one part of it.

Structural renovation expertise

Beam work, load-bearing modifications, floor framing, and support planning are central to the work — not an afterthought.

Permit and engineering coordination

NK helps connect structural planning, drawings, applications, inspections, and construction into one managed process.

Local housing knowledge

Philadelphia rowhomes, Main Line homes, historic properties, twins, additions, and suburban construction all require different structural judgment.

Clear accountability through completion

From the first walkthrough to the finished stair and final inspection, the project is managed as a complete renovation, not a handoff between disconnected trades.

Common questions

Stair relocation FAQs.

Yes. In most rowhomes, stair relocation involves structural assessment, new framing or beams, a new floor opening, and permit coordination. NK Construction & Design manages the process from the structural plan through construction and final inspection.

Structural stair changes generally require a building permit and often engineer-reviewed plans, especially when they involve load-bearing walls, floor openings, or changes to the footprint of the stair. NK coordinates the permit process for applicable projects.

Costs vary according to structural complexity, beam and framing requirements, the home’s age and construction type, the distance of the move, utilities, permits, and finish selections. NK provides an itemized written estimate after a site walkthrough and structural review.

Often, yes. Relocating or reorienting the stair can free valuable square footage and allow the kitchen, dining, and living areas to connect more naturally. The specific solution depends on the existing load path and the floor plan you want to create.

Timing depends on engineering, permit review, material lead times, and the complexity of structural and finish work. Active construction commonly takes several weeks; the overall schedule is established after the project scope and permitting requirements are confirmed.
