Basement waterproofing and remodeling
Dry, healthy, and beautifully finished basements—engineered the right way
A damp or leaky basement isn’t just uncomfortable—it increases the risk of mold, odors, damaged finishes, and structural issues.

Basement waterproofing
A damp or leaky basement isn’t just uncomfortable—it increases the risk of mold, odors, damaged finishes, and structural issues. At NK Construction & Design, we fix the moisture at its source and then turn your basement into a clean, usable, code-compliant living space. We handle diagnosis, engineering, Philadelphia L&I permits, installation, and finishes—end to end.
Pooled water after rain; damp or dark concrete.
White, powdery efflorescence on walls; musty odors.
Peeling paint, swollen trim, or rusted metal.
Mold/mildew spots, allergy flare-ups.
Wall cracks (vertical, diagonal, or stair-step) and flaking concrete.
Why waterproofing matters
The source identifies four reasons to address moisture conditions before later basement work.
Reduces mold risk and improves indoor air quality.
Storm-ready systems with battery backup keep spaces dry.
Protects framing, drywall, and flooring from repeated damage.
Buyers want dry, warrantied basements.
Waterproofing solutions
Your scope may combine several methods based on inspection findings.
Channel at footing directs water to a sealed sump basin with pump and optional battery backup & high-water alarm.
Epoxy/urethane crack injection (as appropriate) and vapor-barrier liners; breathable coatings for moisture control.
Correct slope, extend downspouts, add yard drains to move water away from the foundation.
Dedicated dehumidifier, sealed rim joists, and air sealing to maintain healthy humidity.
Carbon fiber, interior steel braces, or anchors for walls showing bowing or lateral pressure (paired with drainage).
Basement remodeling & finishing
After waterproofing and dry, we design and build a space that fits your life.
Family room, home office, gym, guest suite, playroom, or media lounge.
Mold-resistant drywall, PVC/COMPOSITE trims, closed-cell foam at rim joists, LVP/engineered flooring.
Egress-compliant window/well and smoke/CO protection (we handle permits/inspections).
Proper R-values, air sealing, and sound control at ceilings/walls.
Recessed LEDs, dedicated circuits, low-profile fixtures for low ceilings.
Closets, under-stairs storage, shelving, and utility room organization.
Drywall, doors, paint, ceiling systems, bath rough-ins, wet bars, custom millwork.

Questions, answered
Delaware County does not use one countywide residential remodeling permit process. The municipality where the property is located is the starting point for the building-permit and inspection path under Pennsylvania’s Uniform Construction Code; a township or borough may administer enforcement directly or use a third-party code agency. NK can help identify the municipality and coordinate the requirements confirmed for the project scope.
Basement remodeling can be an effective way for Philadelphia homeowners to create more usable living space without changing the footprint of the home. Depending on the property and the condition of the basement, the space can be adapted for a family room, home office, guest area, bathroom, storage, entertainment space, or other uses that make the home work better for the people living in it.
In many Philadelphia homes, the basement is already part of the existing structure, so remodeling it can unlock space that is otherwise underused. A well-planned finished basement may also make the property more attractive to future buyers, although the effect on value depends on the home, the quality of the work, the local market, and how useful the finished space is.
NK Construction & Design evaluates the existing basement, moisture conditions, structural needs, utilities, access, and the homeowner's goals before defining the remodeling scope.
Dampness or water can be related to drainage, surface water, groundwater pressure, cracks, openings, plumbing, condensation, or conditions in the surrounding structure. NK evaluates the observed conditions before defining whether waterproofing, drainage, repair, or another coordinated scope is appropriate.
